Dubai’s rental market is heading for its busiest year on record. Tenants signed 298,984 freehold rental contracts between January and September 2026, 6.8% mais than in the same period of 2025, according to DXBinteract data analysed by fäm Properties and published on 6 October. September alone brought 48,639 contratos, up 22.6% on August.
The leasing numbers arrive at an interesting moment. Sales have cooled from 2025’s record pace and rents have eased, yet more people than ever are signing leases in Dubai’s freehold communities. Below, we look at where tenants are renting, what the sales side looks like, a new shared housing law that landlords should know about, and what it all means for investors buying now.
Dubai rental market in numbers: January–September 2026
- 298,984 freehold rental contracts, up 6.8% year on year
- 48,639 contracts in September, up 22.6% month on month
- 25,345 new leases in September, up 25.6% year on year
- 23,294 renewals in September, up 7.6% year on year
- 124,113 contracts (42%) were for one-bedroom apartments
For context, 2025 set the full-year record with 377,926 freehold rental contracts. To beat it, Dubai needs about 79,000 contracts in the last three months of 2026. September alone delivered more than 48,000.
Nossa leitura: new leases are growing more than three times faster than renewals. That points to genuine new demand, from people moving to Dubai or moving up, rather than existing tenants simply staying put.
Where Dubai is renting: the top 10 areas
The Dubai Land Department (DLD) reports by official land areas, which do not always match the community names people use. We have added the best-known community in each area where it is clear.

Three patterns stand out:
- Affordability drives volume. The top two areas offer some of the lowest rents in freehold Dubai. Tenants are clearly price-sensitive, which is why compact units and one-bedroom apartments dominate.
- JVC is a rare double winner. It ranks third for leases and, in September, third for off-plan sales, with 442 deals worth AED 491.4 million. Strong tenant demand and steady investor buying in the same community is the profile behind launches like SERENZ by Danube em JVC.
- Business Bay keeps its central role. Fourth for rentals with 19,781 contracts, and the top area for sales value in the first nine months, as we covered in our Dubai Q3 2026 market report.
Sales in Q3 2026: off-plan still sets the pace
The same fäm Properties analysis counted 37,429 sales worth AED 92.9 billion in the third quarter:
| Q3 2026 | Transações | Valor |
|---|---|---|
| Off-plan (primary) | 25,441 | AED 52.6 bilhões |
| Resale (secondary) | 11,988 | AED 40.3 bilhões |
| Segurança | 37,429 | AED 92.9 bilhões |

Pouco mais de 67% of resale purchases were paid in cash, and two thirds of all sales were below AED 2 million (34.1% under AED 1 million and 32.4% between AED 1 and 2 million). Dubai Sul led off-plan sales for a seventh month in a row, with 737 deals worth AED 980.5 million in September, the corridor where Golf Vale da Emaar is located. The best-selling off-plan villa project of the month was GREENZ à beira do Danúbio, with 62 sales worth AED 305 million.
Nossa visão: the market is slower than in 2025, and we think investors should hear that plainly. Cavendish Maxwell put Q3 home sales at AED 72.6 billion, queda de 47% em relação ao ano anterior, and S&P Global Ratings estimates prices fell 5% to 15% between end-2025 and September, with buyers more cautious since the regional conflict began in late February. Rents have also softened: CBRE recorded a 6.2% quarterly drop in Q2, as new supply gave tenants more choice. Even so, the highest leasing activity on record suggests the occupier base is intact. For long-term buyers, a calmer market with strong tenant demand can be a better entry point than a market at its peak.
New shared housing rules: what landlords need to know
On 7 October, Dubai Municipality published the planning and building guide for shared housing under Law No. 4 of 2026, which took effect on 8 September:
- More than 44 areas have been designated where buildings and villas can be licensed for shared housing, including Al Barsha 1, Al Rigga, Al Muraqqabat and Al Warqa 1.
- Each building must be classified for individual or family accommodation, with at least 5 square metres of bedroom space per person.
- Owners and property managers have one year from 8 September 2026 to bring existing shared housing into line.
- Permits run through the Build in Dubai platform, and tenancy contracts will be registered through an electronic link with DLD.
Nossa leitura: the rules formalise a market that operated informally for years. For owners of standard apartments let to one household, nothing changes. For investors, clearer rules on occupancy mean fewer overcrowded buildings and, over time, better-maintained communities.
O que isso significa para os investidores
- Rental demand is broad. Nearly 300,000 contracts in nine months shows Dubai’s population growth is turning into real leases, not just headlines.
- Size the unit to the tenant. One-bedroom apartments made up 42% of contracts. Studios and one-bedrooms in well-connected communities are the most liquid rental product.
- Underwrite flat rents, not rising ones. With more supply arriving, plan your yield on today’s rents. Any growth is upside.
- Count every cost. Nosso guia para the real cost of buying off-plan in Dubai covers the fees that affect your net yield.
