Dubai Real Estate Q3 2026: AED 574 Billion in Nine Months and What It Means for Investors

Dubai’s property market has closed the third quarter of 2026 with AED 574.12 billion in real estate transactions across 165,018 deals, according to Dubai Land Department (DLD) data published on 1 October. Sales alone reached about AED 379.4 billion, the second-highest nine-month sales value in the market’s history, behind only 2025. September added AED 50.78 billion on its own, a clear sign that buyers returned in force after the summer.

Below, we break down the latest numbers, where the money went, how ready and off-plan property compare, and what we believe investors should take from it as the year enters its final quarter.

Dubai real estate in numbers: January–September 2026

  • AED 574.12 billion in total real estate transactions (sales, mortgages and gifts)
  • 165,018 transactions
  • AED 379.4 billion in property sales across 123,416 deals
  • AED 151.13 billion in mortgage transactions across 34,910 deals
  • Business Bay was the top-selling area, with more than AED 20 billion in sales

For context, Dubai recorded around AED 917 billion in transactions in record-breaking 2025. With one quarter still to go, 2026 has already reached roughly 62% of that total.

September 2026: the market returns after summer

September is traditionally the month when Dubai’s market restarts after the summer slowdown, and 2026 followed the pattern. DLD recorded 16,490 transactions worth AED 50.78 billion during the month, about 10% above August’s total value of roughly AED 46.2 billion.

Our read: mortgages accounted for a third of September’s transaction value. Financing activity at this level suggests a growing share of end-users and long-term buyers, which typically supports price stability.

Ready vs off-plan: two different markets

Off-plan leads on volume. More than two out of every three sales in Dubai this year were off-plan, and in September the share was 65%. Off-plan remains the main entry point for international investors, helped by staged payment plans and lower upfront capital. (If you are considering this route, read our guide to the real cost of buying off-plan property in Dubai.)

Ready leads on value. Ready sales were worth slightly more in total, despite fewer than half as many deals. The ready category includes land plots and whole buildings, so its average ticket is much higher. It is also where buyers looking for immediate rental income or residency concentrate.

Where the money went: Dubai’s top 10 areas in 2026

Four themes stand out:

  • Business Bay remains Dubai’s most liquid central district. Its mix of residential towers, offices and branded projects attracts both investors and end-users.
  • The south of the city is where growth is concentrated. Airport City, Al Yalayis 1 and Me’aisem 2 sit in the corridor around Al Maktoum International Airport and Dubai South, where a new AED 62 billion master community was announced this year. Projects such as Golf Vale by Emaar in Dubai South give investors exposure to this corridor from around AED 1.1 million.
  • Waterfront demand has spread beyond the Palm. Palm Deira, the land registry name for Dubai Islands, ranked fourth, ahead of Palm Jumeirah. New launches like Seacliff Residence on Dubai Islands show how much buyer interest has followed new coastline.
  • JVC is still the volume champion of mid-market investing. Its seventh place by value reflects a very high number of deals at accessible price points, the profile behind launches such as SERENZ by Danube in JVC.

Supply: the number every investor should watch

Demand is only half of the picture. In the first half of 2026, Dubai completed 104 real estate projects adding more than 24,000 units, a 36% increase on the same period of 2025, according to figures reviewed by Sheikh Hamdan bin Mohammed. At the same time, around 250 new projects were registered with DLD in the first six months of the year.

Our view: rising deliveries do not change Dubai’s long-term story, which is supported by population growth and the targets of the Dubai Real Estate Strategy 2033. They do make selection more important. Developer track record, handover timing, location and rental demand will separate strong investments from average ones over the next two to three years.

What the Q3 2026 numbers mean for investors

  1. Momentum is intact. A second-best nine months on record, after a difficult start to the year in the region, confirms the market’s resilience.
  2. Q4 is historically active. October to December brings peak visitor season, major property events and year-end launches. Expect strong competition for well-priced inventory.
  3. Follow infrastructure. The areas gaining share are the ones linked to new airports, metro lines and master plans.
  4. Compare off-plan and ready on total cost, not price alone. Payment plans, fees, handover dates and rental timelines all affect your real return.
  5. Consider residency benefits. Qualifying property purchases can open the path to a UAE Golden Visa.
